How It Works.

What Is An EPC?

An EPC typically includes:

  • Energy Efficiency Rating: A score from A (most efficient) to G (least efficient) based on the building’s construction, insulation, heating systems, and overall energy use.

  • Environmental Impact Rating: An estimate of the property’s CO₂ emissions.

  • Estimated Energy Costs: A projection of typical heating, lighting, and hot-water expenses.

  • Improvement Recommendations: Specific, costed measures—such as better insulation or upgraded heating systems—that could increase efficiency and reduce running costs.

An Energy Performance Certificate (EPC) is an official document that evaluates the energy efficiency of a building and then provides recommendations for improving it. It is typically required when a property is built, sold, or rented.

The purpose of an EPC is to help owners, buyers, and tenants understand a building’s energy performance and identify opportunities to improve sustainability and reduce energy bills.
